Fragmentation, Concentration, and Uncertainty : Land Ownership Change in Southwest Montana
Abstract
The Western United States is an ever-changing and contested space. Recently, large parcels of land in rural Western communities have been concentrating into the hands of an elite group of high net worth (HNW) owners. We aim to expand understanding of the current concerns of residents of rural high natural amenity communities in the Intermountain West regarding land development and changing land ownership. Using data from a modified drop-off/pick-up survey distributed in Southwest Montana, our results indicate that residents are concerned about loss of agricultural land to housing sprawl, concentrated land ownership, and the impacts of changing land ownership on residents. Our results suggest that there are similarities between the concerns documented in existing literature regarding amenity migration and the concerns we identified regarding concentrated ownership by HNW owners, but the difficulty of studying HNW owners and potentially differing management views of HNW owners create uncertainty in understanding the impacts of concentrated ownership. Concentrated rural land ownership associated with HNW owners is relatively unstudied, and we provide direction for future research.
